Why Re-Piping Is Common in Central Florida
Many homes built between the late 1970s and mid-1990s were originally outfitted with polybutylene (PB) piping, a material now known for its high failure rate. Combined with the area’s hard water and year-round humidity, even copper and galvanized steel pipes are prone to corrosion, scaling, and leaks. In homes with slab foundations, older copper piping is particularly vulnerable to pinhole leaks and hidden water damage.
Why Re-Piping May Be Required
Homes with outdated or failing plumbing systems may face more than just water issues — insurance companies often deny coverage or refuse to renew policies for properties with PB or galvanized piping. Re-piping may also be required to secure mortgage approval or meet underwriting guidelines. There are clear indicators when it comes to plumbing condition. The Best Materials for Modern Re-Piping
Today, most professional re-pipes use PEX (cross-linked polyethylene), a flexible, corrosion-resistant material that’s quick to install and has a 25–50 year lifespan. Color-coded red and blue for hot and cold lines, it’s a durable and efficient solution. Another option, CPVC (chlorinated polyvinyl chloride), is a rigid plastic pipe with high heat tolerance that’s still used in new construction. Materials such as PB, galvanized steel, and older copper are being phased out due to their high risk of failure, especially in Florida’s climate.

Re-piping costs in Central Florida typically range from $4,000 to $9,000 depending on the home’s size and complexity. This generally includes all interior water supply lines, new shutoff valves, updated supply lines, and basic wall patching. Most re-piping jobs can be completed in one to three days with minimal disruption to the household.
What Buyers and Sellers Should Know
For buyers, asking about the plumbing system’s age and materials during inspection is critical. For sellers, replacing outdated pipes can make a home more marketable, insurable, and appealing to buyers. It’s always wise to include re-pipe documentation — such as permits, warranties, or contractor records — in your disclosures.
