What to Expect During a Home Appraisal (Seller Side)

The home appraisal is a crucial part of the selling process, especially if your buyer is financing the purchase. The appraised value determines whether the lender will approve the full loan amount—and in some cases, it can affect whether the deal closes on time or needs to be renegotiated. As the seller, understanding how it works and how to prepare can help keep your sale on track.
Why the Appraisal Matters
An appraisal confirms the home’s fair market value for the buyer’s lender. The bank wants to be sure the property is worth what the buyer has agreed to pay, especially since the home will serve as collateral for the loan. If the appraised value is lower than the contract price, it may cause delays, re-negotiations, or even a cancellation—depending on how the purchase agreement is written.
Who Orders the Appraisal
Appraisals are ordered by the buyer’s lender, not the buyer or seller. The process is handled by a licensed, third-party appraiser who remains neutral throughout the transaction. They’re not working for either party and are simply there to provide an unbiased opinion of value based on recent comparable sales and property condition.
What the Appraiser Evaluates
The appraiser will look at several factors, including the recent sale prices of comparable homes in your neighborhood, typically within the past three to six months. They’ll assess the size, layout, and condition of your home, as well as any upgrades, additions, or improvements you’ve made—particularly those that are permanent and add value. They’ll also take into account your home’s location, local schools, amenities, and lot characteristics.
How to Prepare for the Appraisal
First impressions count. Clean your home thoroughly—inside and out. Ensure all areas are accessible, including the attic, garage, closets, and exterior. Take care of minor repairs like loose door handles, cracked tiles, or burnt-out bulbs. If you’ve made upgrades (like a new roof, remodeled kitchen, or updated HVAC), provide a written list with dates and details. You can also leave a feature sheet or appraisal packet highlighting recent improvements, lot features, and any unique selling points.
What Happens During the Appraisal
The appointment typically lasts between 30 to 60 minutes, depending on the size and complexity of the home. The appraiser will take measurements, photos, and notes. You don’t need to be present, but it’s important that the home is tidy, welcoming, and fully accessible. Make sure pets are secured, all doors are unlocked, and key spaces are easy to reach.
What Comes Next
Once the appraisal is completed, the report is submitted to the buyer’s lender. As the seller, you may not automatically receive a copy unless the buyer shares it. If the appraised value meets or exceeds the contract price, the transaction moves forward toward closing. If the value comes in low, the buyer might ask to renegotiate the price or request a seller credit. In some cases, the seller can dispute the appraisal using comparable sales data. If no agreement is reached and the purchase contract includes an appraisal contingency, the buyer may walk away without penalty.
Tips to Make the Most of It
Treat the appraisal like a second showing—your presentation matters. Keep your agent informed about any upgrades, repairs, or features that could help support your home’s value. And remember: an appraisal reflects market conditions, not list prices. If the value comes in lower than expected, work with your agent to respond strategically and keep the deal alive.
